Buying property in Dubai from Hong Kong
Hong Kong investors know property better than almost anyone. You also know what it’s like when a great apartment yields barely 2 to 3% a year.
A relaxed video call on Google Meet. Dubai is just 4 hours behind Hong Kong.
A market that feels surprisingly familiar.
I’ve lived in Dubai for 26 years, and as an HKFA Trust Associate with the Hong Kong Fiduciary Association, I work closely with Hong Kong investors, families and family offices looking for stronger returns in a market that feels surprisingly familiar: a global city, a currency pegged to the US dollar, low taxes and world-class infrastructure.
“Just like in Hong Kong, not every tower is a good investment.”
I focus on areas that are already proven, where there’s always a tenant or a buyer, and on choosing the right unit inside the right project. And I stay involved long after the paperwork is signed.
It starts with a video call at a time that suits you. Dubai is just 4 hours behind Hong Kong, so your afternoon is my morning.
Why Hong Kong investors are looking at Dubai
Returns that make sense again
In Hong Kong, rental yields of 2 to 3% are normal. In the right Dubai areas, returns are typically much stronger, and short-term holiday rentals can lift them further.
More space for your money
Per square foot, Dubai is often a fraction of Hong Kong prices. In the areas I’d recommend, properties start from around AED 1 million (around HKD 2.1 million). What buys a compact flat in Kowloon can buy a spacious apartment with a view in Dubai, or several units as a portfolio.
No annual property tax
Dubai has no yearly property tax and no tax on rental income for individual owners, just a one-off 4% Land Department fee when you buy.
You pay as it’s built
Off-plan plans typically start at around 20% plus the 4% fee, with the rest spread over construction, and sometimes for years after handover.
A second base for the family
Invest AED 2 million (around HKD 4.25 million) or more and you can apply for a 10-year renewable UAE Golden Visa that can include your family: a second home base in a stable, well-connected city.
Closer than you think
There are direct daily flights between Hong Kong and Dubai, and Dubai is a natural stopover between Asia and Europe.
Between Asia and Europe.
Direct daily flights connect Hong Kong and Dubai. For many families, a Dubai apartment becomes both an investment and a base halfway to Europe.
How buying works from Hong Kong
Dubai is just 4 hours behind Hong Kong, so we can talk over your lunch break or after work without anyone staying up late.
- 01
A video call with the Dubai map
We talk about your goals, budget and appetite for risk, and I show you on the map where I’d buy right now, and where I wouldn’t. Or meet me in person when I’m in Hong Kong.
- 02
A focused shortlist
A handful of options that genuinely fit you, not dozens of brochures, with my honest view of each, including the right unit within each project.
- 03
Securing your unit
You reserve and sign the sales agreement digitally, and your payments go into the project’s official escrow account. I check every payment instruction with you before you send a single dollar.
- 04
Registration
Your purchase is registered with the Dubai Land Department, so your ownership is on record, without flying over. From then on, you can see your property in the official Dubai REST app.
- 05
While it’s being built
You don’t have to take anyone’s word for it. In the Dubai REST app, you can follow your project’s official completion percentage, see real photos from the site, check the escrow account and see upcoming payments. I keep an eye on things on the ground too, and keep you posted.

Handover and beyond
I inspect your unit before you accept it, and my team can find long-term tenants or set it up and manage it as a holiday rental.
Money and financing from Hong Kong
No currency headache
The Hong Kong dollar and the UAE dirham are both pegged to the US dollar. So the price you agree in dirhams stays almost exactly the same in Hong Kong dollars, from your first payment to your last, and your rental income holds its value too. For most international buyers, currency is a real risk. For you, it barely exists.
Sending money
Payments go by bank transfer from Hong Kong straight into the project’s official escrow account in Dubai. I check every payment instruction with you before you send a single dollar.
A Dubai mortgage
UAE banks lend to non-residents, typically up to 60% of the property value and sometimes 70%. With off-plan, you usually only need the mortgage at handover, which gives us time to set up a UAE business for you if you’d like to qualify for up to 80%. My mortgage team handles it all, from comparing banks to the final approval.
Both currencies are tied to the US dollar, so the rate between them barely moves.
Hold it the right way from day one.
For Hong Kong investors, how you own Dubai property can matter as much as what you buy. As an HKFA Trust Associate, I bring the structuring conversation in early, and work alongside your own advisers.
Owning through a company
Many Hong Kong investors prefer to hold Dubai property through a company rather than in their own name, which can make adding units, financing and an eventual sale cleaner.
Trusts and asset protection
A trust can protect your Dubai assets and set out clearly who benefits from them, which matters most when the portfolio grows.
Succession and family offices
For families and family offices, the question is not just what to buy but how it passes to the next generation. Structuring early avoids difficult problems later.
Hong Kong generally taxes income on a territorial basis, but how Dubai rental income and gains are treated depends on your circumstances and structure. Please confirm with your Hong Kong tax adviser. This is general information, not tax or legal advice.
What my clients say
“The thing that stood out was Sam’s knowledge of the individual units within a development. Two apartments can look almost identical on a price list but have completely different investment potential. Sam identified a unit with a better position and outlook that I probably would never have noticed myself. That level of detail is exactly what I wanted from an adviser.”
“Sam understood that I was buying primarily as an investment, so our conversations were always about the numbers — purchase price, price per square foot, future supply, rental demand and resale potential. He shortlisted several options but was very clear about which apartment he would personally choose. That is the one I bought, and I’m very happy with the decision.”
“Sam made buying in Dubai surprisingly easy. I’m based in Australia, so I relied heavily on his judgement when choosing the apartment. He actually talked me out of one unit I originally liked and recommended another apartment in the same project because of the position, view and layout. Looking at the project now, it was absolutely the right call. It turned out to be one of the best units in the building.”
“What I appreciated about Sam was that I never felt like he was just trying to make a sale. He spent a lot of time explaining the different areas, developers and payment plans and was very open about the negatives as well as the positives. We eventually bought an apartment that suited exactly what we were looking for. I’d definitely work with him again.”
“We had an issue with the developer after purchasing which became quite stressful, particularly because we weren’t in Dubai. Sam stepped in, spoke directly with the developer and kept following it up until it was resolved. Technically the sale was already finished, so he didn’t have to do any of that. That was probably when we realised we had chosen the right person to deal with.”
“Sam has a very good eye for individual apartments. He told me that in Dubai it isn’t enough to choose the right project — you need to choose the right unit inside that project. He recommended a particular apartment because of its floor, orientation and position within the building. In hindsight, that advice was probably the most valuable part of the entire purchase.”
“I had never purchased property in Dubai before and initially found the number of developments overwhelming. Sam narrowed everything down very quickly based on what I actually wanted rather than sending me dozens of projects. The whole experience was straightforward and personal, and I ended up buying something I’m genuinely excited about.”
“I’ve dealt with quite a few property agents over the years and Sam is very different. There’s no pressure and very little sales talk. He gives you his opinion, explains why, and is perfectly comfortable telling you not to buy something. We eventually bought an apartment he had specifically selected within the project and I’m extremely pleased we followed his advice.”
“We experienced an issue with the developer regarding our apartment after signing. Sam became involved immediately and handled the discussions with the developer for us. He kept pushing until we reached a solution we were happy with. Having someone on the ground in Dubai who actually stays involved after the transaction makes a huge difference.”
“From our first conversation, Sam was more interested in understanding what I wanted than pushing a particular development. We looked at several projects before finding the right one. He was responsive throughout the purchase and continued helping afterwards whenever I had questions. I would have no hesitation recommending him to anyone considering property in Dubai.”

Questions Hong Kong investors ask
Can Hong Kong residents buy property in Dubai?
Yes. Hong Kong residents can own property outright (freehold) in Dubai’s designated areas, which include most of the communities investors look at. You don’t need any special permission or UAE residency to buy.
Do I need to fly to Dubai to buy?
Usually not. Most off-plan purchases can be completed entirely remotely, from the first video call to registration with the Dubai Land Department. You can then follow your property in the official Dubai REST app.
Can I buy through a company or a trust?
Yes, and many Hong Kong investors do. The right structure depends on your situation and your long-term plans, so we look at it together with your advisers before you buy, not after.
Is there any currency risk between Hong Kong dollars and dirhams?
Very little. Both the Hong Kong dollar and the UAE dirham are pegged to the US dollar, so the exchange rate between them barely moves. One Hong Kong dollar is roughly 0.47 dirhams.
How do I get my rental income back to Hong Kong?
Rent is typically paid into a UAE bank account or collected by your property manager, then transferred to your Hong Kong account. My team can help you set up the account and the rental management.
